Buyer Tips in HOA Communities
Make sure you understand what you are getting into when buying a home in an HOA community. While no two HOA’s are alike, asking some basic questions will help you know what you are getting into before moving in.
Costs = when and how much does the HOA charge their residents? Find out where the money gets spent. Have there been any special assessments or are there any potential upcoming assessments in the near future?
Benefits = these should go hand in hand with costs. What are the benefits you will enjoy from living in an HOA community and are the fees worth it? Is there a pool, community center, tennis courts, etc.?
Rules = ask for the HOA’s by-laws and the most common infractions which residents encounter. Things like parking, pets, yards, and so on are typical hot spots for HOA communities. Take the time to drive around the community and look at residents homes. Maybe the HOA is too loose with the by-laws if you see houses unkept or yards full of clutter.
Board Members = ask to speak to a board member and get a feel for how they govern the community. Are they there to protect it and speak as an advocate for the homeowner or is it an adversarial relationship? Speak to current residents to get a different point of view.
*Ultimately, you as a buyer are in control. Don’t be afraid to ask questions and know your rights as a homeowner in an HOA!
